The skyline of downtown Phoenix is constantly changing. Stand at any corner and you’ll likely see a construction project in progress. Here are 15 downtown Phoenix construction projects that are currently underway that will likely change the way we live, work and play in the city.

Evans-Churchill APS substation
This unique APS electrical substation project will provide essential electrical infrastructure to our growing city center. When completed, the project will be one of the largest private public art installations in Phoenix.
Aspire to Fillmore
A 17-story, 254-unit apartment complex by Aspirant Development is well underway at the northeast corner of Fillmore Street and Third Avenue. The project will have retail and luxury finishes on the ground floor.
ASU Residence and Entrepreneurship Center
Arizona State University almost completed construction of their newest dormitory and educational building in downtown Phoenix. This 16-story, 283,000-square-foot building will house 532 graduate and post-graduate students and will also include academic space.
Estimated completion: August 2021
Transwestern Development Company has started construction of the Derby, a unique micro-unit project in the heart of Roosevelt Row. The project will be a 21-story skyscraper comprising 222 residential units spread over six floors of above-ground parking. All units will be furnished and will have an average of 350 to 400 square feet.
Habitat Metro has opened 70 deliberately sustainable apartments at the southwest corner of 3rd Avenue and Roosevelt Streets. The completed 5 story project will include more than 3,300 square feet of retail space, use of solar power, a ridesharing program, gray water recycling and other traditional residential amenities.
Currently under construction at 2nd Street and Jackson, this hotel will be the first newly constructed commercial building in the booming warehouse district in years. The completed project will activate a long, empty historic structure in the final construction and will include 149 rooms.
A former aboveground parking lot at the NW corner of Adams and 2nd Avenue will soon become a new 240-room, 8-story Hyatt Place. The Mortenson Company is nearing completion of construction on the project.

Mercer on Fillmore
Trammel Crow has opened the first phase of a $ 140 million mixed-use project between 4th and 6th avenues overlooking Fillmore. Mercer on Fillmore will consist of 342 units with retail and amenity space on the ground floor at the southwest corner of 4th Ave and Fillmore. The second phase will include 350 apartments.
Planned completion: Q4 2021
Moon Tower PHX
Developer Lincoln Ventures has started construction on a new 24-story, 326-unit multi-family development in one of downtown Phoenix’s newest construction projects. The project will include luxury equipment, shops on the ground floor.
Estimated completion: June 2023
Located at the northeast corner of Portland and 3rd Street, Alliance Residential is building a 5 story, 162 unit apartment project. The development will add to the vibrancy of neighboring Roosevelt Row with luxury amenities and retail on the ground floor.
Planned completion: Beginning of 2021
Portrait on the Park Phase III
Transwestern Development Company recently completed construction of 2 phases of a residential development located at 3rd Street and Willetta and has started construction of Phase 3. The latest project currently under construction will consist of 209 residential units, an attached parking garage and retail businesses on the ground floor.
This 276-unit mixed-use project from JMA Ventures, LLC completes construction. Located between 3rd and 4th Streets and Buchanan in the Warehouse District, the development will include rental apartments and commercial space. Two historic buildings will be preserved and activated as retail businesses.
Planned completion: September 2021
Developer, Fore Property, began work on this mid-sized multi-family project located on the southwest corner of 2nd Avenue and Fillmore in early 2020. The 7-story development will include 323 apartments and retail on the ground floor. -of the road.

Thunderbird Global School of Management
Arizona State University is fully established in downtown Phoenix with over $ 219 million invested to create more than 13,000 student campuses. The world-renowned Thunderbird School of Global Management is currently under construction at 1st Street and Polk.
Chicago-based development firm The X Company is on track to build downtown Phoenix from its X Community product at the corner of 2nd Avenue and Monroe. Phase 1 of this 20-storey apartment project based on cohabitation will include 506 beds, a large pool terrace and shops on the ground floor. Pre-rental started in July.
