Designed by SGA, Thor Equities Group completes first laboratory-ready life sciences building in Jersey City, NJ

JERSEY CITY, NJ & BOSTON—SGA, an award-winning architecture, design and general planning firm specializing in life sciences, corporate and academic design, today announced that the first science building in life-ready laboratory designed by the company was completed in New Jersey.

Located at 95 Greene Street in Jersey City, NJ, the eight-story, 350,000 square foot building was redeveloped by Thor Equities Group.

“Our design transformed this property into a state-of-the-art building ready for pharmaceutical, green tech, agricultural tech, healthcare and medical tenants, meeting the growing demand for laboratory development space and research,” said Brooks Slocum, AIA, director of SGA’s New York studio. “We enjoyed working with the Thor Equities team on this project. The adaptive reuse of this property in Jersey City’s first laboratory-ready office building also sets an example for the development of life sciences in dense urban environments like New York, Boston and Los Angeles.

The property’s adaptive reuse design contains unique features incorporated into the structure to create an innovation ecosystem that delivers laboratory facilities faster than anywhere else in the tri-state area. The building provides essential infrastructure for life science, healthcare and technology organizations, including an expanded core to provide generous mechanical shaft space and a high-speed service elevator that connects the labs to a closed loading and storage area on the ground floor.

In addition, a mechanical level on the roof provides all new services to the whole building, while allowing for the future needs of individual tenants. The modular configuration of mechanical spaces provides the opportunity for customizable expansion as lab tenants adjust their needs.

The property offers ceiling heights of 13-14 feet, secure interior loading docks, on-site life-safety generators, and flexible floor plates. On-site underground parking is available for 125 vehicles.

Located at the intersection of Greene and York Street in the Paulus Hook neighborhood of Jersey City, 95 Greene Street previously served as a toothpaste manufacturing plant for Colgate Palmolive until 1987 and was later converted into an office building for class A occupied by Merrill Lynch.
